Schedule a convenient time for us to visit your property, including early mornings, evenings, and weekends.
Property Walkthrough
We’ll tour the property and discuss its market value and potential improvements before listing.
Initial Discussion
We’ll cover the marketing strategy, selling fees, Building Energy Rating Certificate (BER), any alterations to the property, planning permissions, boundaries, and ensure all taxes are up to date. We’ll also confirm if you have engaged a solicitor.
Letter of Engagement
You’ll receive a Letter of Engagement detailing everything discussed, including our fees, the Asking Price, property description, and method of sale. This letter must be read, signed, and returned with the required documentation before the property is listed.
Signage
We’ll place a sign at the property along with directional signage from main roads.
Photography
The property will be photographed, with the option for aerial photos. We’ll also compile an editorial of the property details and arrange for Building Energy Rating Certification if needed.
Advertising
Your property will be advertised in our Sligo, Leitrim and Cavan county offices, on our website, and on Daft.ie and MyHome.ie.
Email Notifications
We’ll notify potential buyers in our database via email.
Viewings
Open and private viewings will be scheduled to accommodate the Vendor/Tenants.
Offer Presentation
All offers will be presented to you for consideration.
Sale Agreement
Once the property is sale agreed, we’ll accept a fully refundable booking deposit from the buyers. Sale Advice Notes will be issued to the Vendor’s and Purchaser’s solicitors.
Ongoing Assistance
We’ll regularly update both solicitors to ensure a timely and smooth sale process, assisting with access for engineers and second viewings.

Public Auction
Ideal for selling multiple properties in one day. The property is sold on the day if the reserve price is met. A listing fee applies.
Sealed Envelope Bids

Online Sales: Private Treaty & Online Auction
The property is marketed for 4-6 weeks, with all relevant information placed online in a secure data room. Both vendor and purchaser have full transparency and access to the sale process.
This method can cut the sales process time by up to 50%.
For online auctions, proof of funds may be required. Bidding can be done from anywhere, providing real-time notifications.
Vendors benefit from a focused 6-8 week campaign with the option to switch to an online auction for a quicker sale.
